Your home is likely one of your most valuable assets, so making sure it’s properly insured against unexpected events is vital. Here’s what you need to consider:

Why accurate insurance matters

We recommend reviewing your buildings and contents sums insured at least once a year and whenever your property changes, to keep up with inflation and ensure you're fully protected.

  • Rebuild cost vs. market value. Insurance should reflect the full cost of rebuilding your property, not its sale price. That includes demolition, debris removal, architect and surveyor fees, and meeting local regulations.
  • Don’t forget the extras: outbuildings, garages, walls, fences, paths and driveways should all be included in your buildings sum insured.
  • Your contents include everything you’d take with you if you moved, plus fitted carpets and curtains. Insure for the cost to replace, not second-hand value.
  • High-value items: like jewellery, fine art and collectibles should be professionally valued to make sure they’re fully covered.
  • If your sums insured are too low, any claim may be reduced in line with how far underinsured you are.

What’s the difference between rebuild value and market value?
The rebuild value is the cost of completely rebuilding your home if it’s damaged or destroyed, including materials, labour, professional fees (like architects and surveyors), and site clearance.
The market value is how much your property might sell for on the open market, which can be influenced by factors like location, land value, or local demand.
For insurance purposes, your policy should reflect the rebuild cost, not the market value.
Why is underinsurance a problem?
If your sums insured are too low and you make a claim, your payout may be reduced proportionately. This is known as the ‘average clause’.
For example, if you’re insured for only 75% of the correct rebuild value, you may only receive 75% of your claim, even if the damage is partial.
How often should I update my valuation?
We recommend reviewing your buildings and contents sums insured at least once a year, or whenever you make a change to your home, such as an extension, new kitchen, or major landscaping.
Keeping your policy up to date helps protect you against inflation and ensures you’re properly covered.
Does a desktop rebuild assessment require a site visit?
No. Our assessments are done remotely using property data and industry expertise. 
They’re conducted by Rebuild Cost Assessment Ltd, who are regulated by RICS (Royal Institution of Chartered Surveyors).
You’ll receive a full report to share with your insurer.
What’s included in the rebuild assessment?
The report will include a professionally calculated rebuild cost based on your property’s size, structure, location, and features, as well as estimates for professional fees and site clearance.
It’s designed to help you set an accurate sum insured for buildings cover.
Can I use this service for commercial properties?
Yes. While this service is ideal for homes, it can also be useful for landlords, property owners, and small business premises.
